What's new in Maximo Real Estate and Facilities 9.1

Installation
Maximo Real Estate and Facilities, formerly known as IBM TRIRIGA, is now an application in IBM Maximo Application Suite. Install IBM Maximo Application Suite and deploy the Maximo Real Estate and Facilities application, see Installing.
User management
Users are now managed in IBM Maximo Application Suite and given Maximo Real Estate and Facilities access with Self-Service, Base, Limited, or Premium entitlement, see Administering users and user access in Maximo Application Suite in 9.1. Users that are given access to Maximo Real Estate and Facilities are automatically synchronized with Maximo Real Estate and Facilities.
Users are then given access to specific functional areas and capabilities in Maximo Real Estate and Facilities administration. Maximo Real Estate and Facilities administrators assign access to security groups and other permissions either individually or in bulk. Licensing and AppPoints
Maximo Real Estate and Facilities Applications licenses and AppPoints are managed in Maximo Application Suite. Maximo Application Suite uses AppPoints to track application usage, runtime, and user access. AppPoints are allocated in your organization as defined by your license entitlement. You can configure your environment to enforce the AppPoint entitlement. For more information, see Licensing in Maximo Application Suite 9.1.
Maximo Application Suite catalog
IBM Maximo Real Estate and Facilities introduces a range of capabilities to the Maximo Application Suite catalog, see Maximo Real Estate and Facilities overview.
Common access and navigation
Maximo Real Estate and Facilities Applications is accessed thorough Maximo Application Suite. In Maximo Application Suite, you can navigate to the suite applications that you have access to by using the side navigation menu. Selecting Maximo Real Estate and Facilities opens a separate Maximo Real Estate and Facilities navigation.
Administration Console
The Maximo Real Estate and Facilities Administration Console has been updated to reflect that users and licenses are now managed in Maximo Application Suite and that some properties are now managed by the Red Hat OpenShift operator. Agent deployment and configuration
Agents are deployed and scaled across Red Hat OpenShift Container Platform pods in the Maximo Application Suite cluster based on the workload size. For more information, see Workload sizes and deployments.
Agent configuration is done in the Maximo Real Estate and Facilities custom resource.
Reserve app
- Separate purchase orders are generated for each vendor
- When you add catering items from different vendor menus in the Reserve app, separate purchase orders are now generated for each vendor. For more information, see Creating reservations with the Room Reservation Perceptive app.
- List view is now accessible in the Reserve app
- In the Reserve app, the list view becomes the default view when you enable accessibility mode.
- Microsoft Teams meetings
- If Microsoft Exchange is integrated with Maximo Real Estate and Facilities, you can include a Microsoft Teams video call for your meeting. For more information, see Creating reservations with the Room Reservation Perceptive app.
Workplace Services portal
- Changing your primary location from a map
- If Maximo Real Estate and Facilities is integrated with Esri, you can now change your location from the Workplace Services portal by selecting another building from a map. For more information, see Submitting requests with the Workplace Services portal.
- Workplace Services records user's last reservation location
- Creating a reservation in the Reserve app saves the building ID. When the user creates another meeting reservation, the building ID is populated from the user's profile. For more information, see Creating reservations with the Room Reservation Perceptive app.
Locate app
- Viewing real-time data from IBM Maximo Monitor
- If Maximo Real Estate and Facilities is integrated with IBM Maximo Monitor, you can now view real-time data from IoT sensors in the Locate app. For more information, see Locating people and rooms with the Locate Perceptive app.
- Currency for facilities projects aligned with the work location
- The currency for facilities projects is now aligned with the work location. For more information, see Addressing opportunities.
Buildings
- Loss Factor (LF), and Common Area Factor (CAF)
- To enhance BOMA compliance, the Area Measurement tab of the Floor, Building, and Property pages now includes the calculated fields Loss Factor (LF), and Common Area Factor (CAF). For more information, see Buildings.
Dynamic Space Planning
- Integration of Drawing Manager and Stack Plan into DSP

The Dynamic Space Planning (DSP) application now offers a more unified workspace planning experience by incorporating Drawing Manager and Stack Plan functionalities. This enhancement simplifies the handling of essential planning components such as floor plans, architectural drawings, and stack plans. For more information, see Dynamic space planning.
- Uploading a drawing

Uploading a drawing provides a browser-based alternative to the CAD Integrator Smart Attach feature. This functionality is available in the Drawings tab of the Dynamic Space Planning application and in the Drawing Manager application. You can upload a .dxf file generated from a CAD drawing that has been poly-lined according to CAD Integrator standards. For more information, see Uploading a drawing.
Microsoft Exchange integrations
- Maximo Real Estate and Facilities subscriptions enable communication between Microsoft Exchange and spaces
- Maximo Real Estate and Facilities subscriptions enable inbound communication between Microsoft Exchange and spaces that are integrated with Maximo Real Estate and Facilities for the Reserve app. For more information, see Configuring IBM Maximo Real Estate and Facilities subscriptions for spaces integrated with Microsoft Exchange.
- Legacy Microsoft Exchange online tokens deprecated for Microsoft 365 tenants
- Microsoft has deprecated legacy Exchange Online tokens and is turning them off for Microsoft 365 tenants. Instead of using tokens, create an Azure app registration and a Maximo Real Estate and Facilities OAuth profile. For more information, see Creating a Microsoft Azure app registration and an OAuth profile.
Report Manager
The Report Manager now includes a new Publish button, which replaces the Save & Close button. The Publish button is enabled for reports marked as Work In Progress and allows users to finalize and share their reports. Upon publication, reports are displayed in the Report Manager and the Show As Community Report and Report Security Access options are available.
