New features in IBM TRIRIGA 10.5.2

IBM® TRIRIGA® 10.5.2 includes various enhancements for lease accounting, a new perceptive application for facilities, enhancements to the Gantt scheduler, and a new version of the Availability section.

Lease accounting

IBM TRIRIGA 10.5.2 continues to enhance IBM TRIRIGA Real Estate Manager lease accounting processes to accelerate compliance with the final lease accounting standards announced by FASB in February 2016 and IASB in January 2016.

In addition to improvements to functionality for Monthly partial payments, specific improvements for the current accounting standard (ASC 840) and the new accounting standard (ASC 842) include:

Current Accounting Standards (ASC 840)

  • Improvements to Incentive schedules
  • Asset impairment for Capital/Finance leases
  • Support for Fair Market Value less than Net Present Value scenario
  • Gross lease support for Straight line and Amortization schedule
  • Impact of Initial Direct cost and prepaid rent to Straight line/Amortization accounting schedule
  • Full support of Monthly and Non-monthly for Straight line and Amortization schedules for Standard Calendar

New Accounting Standards (ASC 842)

  • Initial Right of Use of Asset Value processing to include:
    • Unamortized Costs (Rental prepayment and Initial Direct Cost)
    • Unamortized Lease Incentives
  • Tenant incentive improvements to impact lease liability
  • Impact of Initial Direct cost and prepaid rent to Operating/Finance accounting schedule
  • Full support of Monthly and Non-monthly in Operating/Finance schedules for Standard Calendar
  • Gross lease calculations (for Monthly and Non-monthly) for Adoption and Reassessment
  • Application of Min%(Floor) for FASB for Indexed Rent
  • Multinational support enhancements for ASC 842
  • Removal of Fair Market Value less than Net Present Value scenario

Mobile perceptive move request applications

In version 10.5.2, IBM TRIRIGA Facilities Manager includes new mobile perceptive move request applications that enable new move requests to be quickly and easily submitted. The Move Me application enables users to easily create individual move requests, search for when and where they want to move, select an available room, and submit the request. The new Group Move Request application allows complex moves of groups of people to be initiated using graphical, drag-and-drop selection of people, assets, equipment, and locations.

Gantt scheduler enhancements

Several enhancements are available in the Gantt scheduler.
Drag tasks to umbrella tasks
You can now drag a task to another task and drop it to create an umbrella task. You can then drag other tasks under the umbrella task to create a task grouping.
Undo/Redo of changes in Gantt scheduler
You can undo many of the multiple actions that you take in the Gantt scheduler by clicking the Undo icon on the Gantt toolbar or by pressing CTRL+Z. You can redo many of the multiple actions that you undo by clicking the Redo icon or by pressing CTRL+Y.

Some of the actions that you can undo in the Gantt scheduler task table are populating and changing fields, and dragging tasks under and out from under umbrella/summary tasks. Some of the actions that you can undo in the Gantt chart are creating and deleting dependencies and resizing task bars. When you save the Gantt, the undo/redo feature is reset. You can no longer undo/redo the changes that you made up until the point that you saved.

Show baseline on Gantt chart
You can show the baseline for each task on the Gantt chart by clicking the Show Baseline check box on the Gantt scheduler toolbar.

A baseline bar is displayed within each task bar. To view the baseline for a task, hover your mouse over the baseline bar. The baseline start and end dates display in the date format that is set in the user profile.

Gantt scheduler adheres to Enable bidi support in user profiles
When users select Enable Bidi Support in their user profiles, the Gantt scheduler user interface now reflects this setting. For information on enabling the bidirectional feature, see Setting language preferences in profiles.

Updated Availability section

The Availability section in the Form Builder, which is used for reserving resources, is now a JavaScript based DHTML component. The Availability section runs in all of the browsers that are listed in the IBM TRIRIGA compatibility matrix. This version of the Availability section replaces the Java applet-based Availability section. Most browsers are no longer supporting Java applets.
